Building the Next
Destination on CR 91
An overview of the planned Park Plaza and the operating foundation already in place.
Project Overview
Glamping by
the Pond
A quieter way to stay close to nature. Elaine has identified five glamping spots around the pond feature, nestled among the flower beds at the property.
The proposed addition would welcome guests who want an outdoor stay without bringing an RV, alongside the operating RV park and the broader CR 91 destination vision.
Bathroom facilities are needed before the sites can be developed. Accommodation design and the opening schedule remain to be determined.
Unit costs, infrastructure scope, financing and operating assumptions require further evaluation. The current Phase 1 budget and revenue case do not establish a separate glamping forecast.

Designed as One Destination.
Phase 1 is the Park Plaza. Every phase after it is a future concept, sequenced so each one builds on the revenue and reputation of the phase before.

Real Nice & Easy RV Park
CR 91 starts with an operating hospitality business, not an empty concept. Real Nice & Easy RV Park offers 25 full-service RV sites today and anchors the larger destination vision.

CR 91 Park Plaza
The commercial heart of CR 91. The planned 7,200-square-foot Plaza brings together a destination steakhouse, a market for travel essentials, laundry, and restrooms with showers, creating one central gathering point for RV guests and the surrounding community.
Immediate Development
Glamping by the Pond
Five planned glamping sites would introduce a new way to stay at CR 91 without bringing an RV. Unit design, bathrooms, utilities, site work, permitting, insurance, financing and operating assumptions remain under evaluation.
Planned Outdoor Lodging
Water Park & Adventure
WhiteWater is revising a CR 91-specific preliminary concept around the property limits, attraction placement, parking and retail coordination. Final engineering, installed cost, approvals and financing remain pending.
Future Vision
Cabins & Accommodations
Cabins and cottages would add new ways to stay while preserving the property's wooded Alabama character. Early concepts call for about 5 to 10 units, with room for more lodging over time.
Future Vision
Amphitheater & Community Events
The current owner planning study uses an approximately 250-foot by 150-foot amphitheater footprint with mixed capacity of roughly 2,800 to 3,000 people, plus a companion parking concept of approximately 408 spaces. Final site planning, engineering, permits and costs remain pending.
Long-Term VisionA closer look at what comes next.
These concepts sit beyond the Phase 1 Park Plaza. They are being developed as separate future phases, with their own feasibility, engineering, approvals, budgets and financing.

A Growing Central
Alabama Corridor
CR 91 Park Plaza sits in Goodwater, within reach of Talladega, Sylacauga, and Alexander City, in a trade area of roughly 50,000 to 100,000 residents within 50 miles. [verify] No comparable steakhouse operates within 60 miles [verify], and the region is seeing growing interest in RV travel.
About $3.7 Million Phase 1 Plan
The working capital plan combines investor equity, equipment financing, and bank debt. All figures are subject to final bids, lender review, and definitive documents.
